Project Manager / Superintendent

Miami, FL · Full-time

We're a general contractor building high-end custom homes in Miami. We're looking for a Project Manager / Superintendent to run multiple custom residential projects from preconstruction through punch list, turnover and warranty. You'll own all field operations on your projects and be the main point of contact for our clients and their design teams.

What you'll do

Planning and scheduling

•         Review plans and specifications to set start and completion dates and staffing for each phase.
•         Build and maintain the project schedule and coordinate the sequence of trades.
•         Order tools, equipment and materials so they arrive when the schedule calls for them.

Field operations and quality

•         Direct and supervise subcontractors and direct labor on site.
•         Inspect work in progress for conformance with plans, specifications and schedule, and hold a high standard on finishes.
•         Receive materials at the jobsite, with close attention to finish materials.
•         Prepare for, schedule and attend all municipal inspections, with clerical support from the office.
•         Work with engineers, subcontractors, inspectors and suppliers to solve problems and prevent delays.

Buyout, cost and contracts

•         Buy out subcontractors and suppliers: scopes, bids, contracts, change orders and lead times on long-lead items.
•         Track budgets and cost to complete, and review cost reports against the estimate.
•         Keep subcontract agreements, change orders and owner approvals current so accounting can bill and pay without delay.
•         Run submittals, RFIs and shop drawings, and manage owner selections and allowances.

Client communication

•         Serve as the main contact for homeowners, architects, interior designers and owner's representatives.
•         Hold regular owner meetings with written updates on schedule, budget and decisions needed.
•         Meet monthly with the principals to review progress and goals.

Safety and site

•         Enforce OSHA and company safety requirements and hold regular safety meetings.
•         Stop unsafe work immediately, decide on a plan of action and report what was done.
•         Keep the jobsite and surrounding neighborhood clean, presentable and safe.

Closeout

•         Create punch lists throughout the project and at completion with owners and subcontractors.
•         Deliver a clean, complete turnover and manage warranty items.

What we're looking for

•         [5+] years managing or superintending high-end residential construction
•         Experience running multiple projects at once
•         Working knowledge of the Florida Building Code and Miami-Dade permitting and inspections
•         Strong scheduling, budgeting and written communication skills
•         Comfortable with [Procore / Buildertrend / MS Project / Excel]
•         OSHA 30 [required / preferred]
•         Valid driver's license and reliable transportation
•         Bilingual English/Spanish a plus
